To apply for one of our rental properties, you will need to register your interest and inspect the property, at which time you will be invited to apply online via the below link:

You will need to provide:

  • Three (3) forms of ID, including photo ID
  • Proof of income e.g. Recent payslips and/or Centrelink income statement 
  • Most recent three (3) month bank statement 
  • Notice of Assessment OR Centrelink PAYG  (certain properties only)
  • Proof of Australian Citizenship or Permanent Residency (Applies to some Affordable Housing Programs)
  • Rental history 
  • Employment details
  • Additional documentation may be required for self-employed applicants

We aim to process applications within two (2) business days provided all the correct documentation is included.

Affordable Housing offers a secure housing alternative for low to moderate income earners, filling the gap between social housing and the private rental market.

Yes, we recommend attending an open home. Private inspections are not always available. 

Tenants are responsible for utilities such as electricity, gas, internet and water usage, unless stated otherwise.

Pets are considered upon application. If you have a pet, please include details in your application.

Sometimes applicants are unsuccessful as there is a high volume of applications received, other times it may be due to applicant eligibility. If you’re assessed to be ineligible for the property you have applied for you will receive this feedback.

In almost all cases, Landlord’s will select their preferred applicant.

You can register your details and receive a notification of the next inspection time.

Our office is closed over the weekend; however, we conduct open homes on Saturdays. Please make sure you register your attendance for properties you are interested in. 

An EchoRealty staff member will call to advise of your approved application. A holding deposit will be required to secure the property if you accept the offer to lease the property and the tenancy terms.

  • Via your Property Tree portal login 
  • By contacting your property manager or reception
  • For urgent after-hour repairs, refer to your lease agreement for contact details. 

A list of repairs classified as URGENT include:

  • A burst water service
  • A blocked or broken toilet
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm or fire damage
  • A failure or breakdown of the gas, electricity, or water supply to the residential premises
  • A failure or breakdown of any essential service on the residential premises for hot water, cooking, heating or cooling
  • Any fault or damage that causes the residential premises to be unsafe or insecure.

Your property manager will send you a link at the start of the tenancy to access the Tenant Portal.

Rent can be paid via Direct Debit or BPAY

If you’re unable to make a rent payment, contact your property manager to discuss your options. EchoRealty has access to tenancy support services that we can refer you to. 

Under Affordable Housing, it is a requirement that your household remains eligible each year. You will be contacted before your annual anniversary date to provide the required documents so that an income assessment can be completed. Once your eligibility is confirmed, you may be offered a new lease agreement. 

  • If you are in a fixed term agreement, a minimum of 14 days written notice is required. However, the vacate date cannot be prior to the lease expiry date, otherwise break lease fees may apply.
  • If you are on a periodic (expired) agreement, a minimum of 21 days’ notice is required

Break lease penalties apply

  • 2 weeks’ rent if 50 per cent or more but less than 75 per cent of the agreement has expired.
  • 4 weeks’ rent if less than 25 per cent of the agreement has expired. 
  • 3 weeks’ rent if 25 per cent or more but less than 50 per cent of the agreement has expired. 

When you return the keys, an outgoing inspection will be conducted. If there is no cleaning required, damages, or outstanding rent and invoices, your bond will be refunded.
